Need labor to punch 400 units. Looking for 2 crews of 4. Sample of Punch Out List follows:
Adjust cabinets doors and drawers in kitchens and bath's
Touch up edges of cabinets as needed
Touch up inside cabinets as needed
Check for and paint stains under all sinks
Check black tile and caulk in kitchen
Caulk vent penetration inside cabinet above Microwave
Check for missing caulk at door casing entire unit
Caulk flooring expansion gap at window walls and columns with gray caulk.
Check caulk under bar top, caulk with clear as needed
Caulk ALL sheetrock to exposed concrete (i.e. ceiling)
Caulk base to tile in bathroom(s) and tiled laundry area's
Remove any wood splinters, nails, pencil marks, excessive concrete spillage, etc from columns or ceilings
Prep drywall and paint entire living room
Caulk, putty and paint shoe mould in living area and bedrooms
Touch up drywall and paint through out unit (walls, doors, baseboard, shoe mould, etc.)
Clean and paint top of all half or partial walls
Install door stops at entry door
Check for and install any missing door stops
Check all bulbs and replace as needed
Check all appliances for damage and correct function (including garbage disposal)
Purge water dispenser at refer of at least 1/2 gallon of water
Install and caulk tub strips at all tubs
Adjust spring hinges and locks as needed at unit entry door
Touch up scratches on unit entry door or entry door frame
Paint all non tile laundry floors with gray concrete paint
Install new filter in air handler
Check all outlet's with tester and report any that do not work
Be on constant look out for leaks and report immediately
Check HVAC for correct heating and cooling, report any problem's
Clean floors and all surfaces in HVAC room
Check toilets for proper function (flushing speed, continued running, leaks, etc)
Check for correct water pressure at all tubs and showers (clear shower head of any blockage) report any problems
Check for hot water at all sinks and bath tubs
Check flooring after cardboard is removed and color or fill scratches or chips as needed
Check all blinds for damage and correct operation, report any problems
Check all doors (including Sliding Glass Door) for proper function, correct if necessary, report any problems
Replace bent or damaged slats at HVAC or laundry doors
Report any stains, chips, etc. on granite counter tops in each unit
Report any damaged, broken or defective glass or aluminum in each unit
Touch up balcony railing if needed
Scrape and clean balcony if needed
Check for proper function of and install any missing sink or tub stopper (esp. Kitchen sink)
Spray paint with silver any vents on exposed duct work
Spray paint with gray or black any visible hangers, plumbing, ducting, etc above soffit in Kitchen
Check and replace smart box key if needed
Check and replace grommet at computer desk if needed
Check for and repair loose or out of level towel bars and TP holders
Check for and repair any missing grout or caulk at shower or tubs
Inspect tile tresholds at all bathrooms for cracks, miss matched floor level, etc. Replace if needed.
Insure that all exhaust fans are venting at patio correctly (Bathroom(s), Dryer and Microwave)
