Estimates 
These tire kickers are killing me! They want an estimate by the sq ft cost and I only do cost plus. I do all the work and there answer is well I'm not wanting to anything until next year. Hello! Of course I tell them I only do cost plus but I can give them a guest mate of cost per sq ft which in this day and time can change the next day price wise.
My question in the southeast (East TN) is 30 days a fair time limit on estimates and my other question is instead of wasting my time on actually doing the exact cost takeoff can I just say cost per sq ft will be so much and be safe in doing so? For a high end house such as 2500sq ft @ $120 a sq ft. would that be a safe estimate in this area for the next six months. Just trying to save a lot of time here until I actually know if they are serious, if they are I don’t mind doing the work. Or is this just part of construction estimating I must tolerate? Any advice?

You’re in the land of bottom feeders here. They want top notch quality at bargain basement prices. They will argue over every penny spent and complain about change orders or any variation from your exact estimate. Be wary. Most want the sq. ft price because it shifts the advantage to their favor in their opinion.

There is a lot of price fishing too. I'd suggest qualifying the customer a bit more before doing an exact estimate. 30 days is the max around here on any estimate, most now are doing 30 on new construction and 15 on the trade portions. Holding any quote, sq. ft or otherwise in this area for six months is nearly impossible. East Tn is growing and changing so rapidly, in good ways and bad, that you'd be taking on too much of a risk to hold a quote that long.
